New Renter’s Guide

Welcome to Elfant Pontz Properties! We’re excited to welcome you to your new home.

Please review, complete, and keep this guide for your records to make your move-in as smooth as possible.


Pre-Move-In Tasks

  • Lease & Documentation:

    Submit your signed lease, proof of renter’s insurance, and all required forms.

  • Utility Transfers:

    • Electric (PECO): 1-800-841-4141

    • Gas (PGW): 215-235-1212

    • Water(PWD): Contact your local water provider.

  • Mail Forwarding:

    • U.S. Postal Service: 1-800-275-8777 | usps.com

  • Internet & Cable Setup:

  • Renter’s Insurance: Required. Contact our Property Management Administrator for assistance.

 

Move-In Condition Report

Please inspect your unit thoroughly and report any existing damage within 48 hours. We’ll assume it is in good condition if it is not returned.

Rent Payment Setup

  1. After navigating to the RentPayment portal, find the section labeled “New Users”.

  2. At the bottom of that section, select “Set up Account”.

  3. Next, “Search for your property”. Enter your new address and click “Search”.

  4. On the next page, select the property that pertains to you by clicking “Pay Now”. You may see multiple options; DO NOT select one labeled “APPLICATION”.

  5. On the next page, enter your information using your “Account Number” provided in your welcome packet.

  6. Complete the other three steps to ensure you are set up correctly.

    1. Use eCheck to avoid extra fees (see page 5 for more information).

    2. Set up Multi-factor Authentication (MFA) for easy access and password reset.

    3. Submit your first payment!

AutoPay & eCheck Quick Guide

  1. Log in to RentPayment as a Returning User.

  2. At the top-right corner of the page, select AutoPay.

    1. NOTE: If you don’t see this option, click “Menu.” To manage your AutoPay, choose edit, turn it on, and complete the required fields

  3. Select the account next to “Payment Method” or click “Add Payment Method.”

  4. Confirm by selecting “Set a Fixed AutoPay” or “Set Fill Balance AutoPay.”

Parking Guidelines

  • Display your parking permit from your rearview mirror at all times.

  • Unauthorized vehicles will be towed at the owner’s expense.

  • Contact the towing company directly for release and payment.


Maintenance & Emergencies

Emergency Maintenance: call 215‑844‑1200 ext. 125:

  • No heat when the outside temperature is < 50°F

  • Sparking outlets or switches

  • Major water leaks

  • Fire hazards

Routine Maintenance: via website portal or call 215‑844‑1200 ext. 121:

  • Clogged drains

  • Dripping faucets

  • Broken appliances

In case of electric or gas emergencies, please call:

PECO at 1-800-841-4141 or PGW at 215-235-1212.

Lockout Fees

All payments are charged to your resident account upon arrival.

$75.00 — Monday-Friday 8 AM - 4 PM

$100.00 — Saturday & Sunday ~ 8AM - 9PM

$100.00 — Weekdays ~ 4 PM - 9:00 PM

$150.00 — 9 PM - Midnight

$200.00 — Midnight - 8 AM & legal holidays
