RESIDENT PORTAL - All residents must provide their email address to activate their online Resident Portal. In the portal you can view and pay your monthly charges, submit maintenance requests, and provide your rental insurance information. All maintenance requests are processed through the portal, and we strongly encourage paying online. RENT PAYMENTS - We strongly encourage residents to use their online Resident Portal to pay rent.

PROCESSING FEES - E-check/ACH $2.49, Debit Card $9.99 per transaction, Credit Card 3.49% of payment amount, Physical check/Money order $4.99, Electronic cash payment $4.99 per transaction

MAINTENANCE REQUESTS - Please submit maintenance requests through your online Resident Portal.

EMERGENCY MAINTENANCE - Most maintenance falls under routine maintenance and should be submitted through your portal. For true emergencies, you may call 215-844-1200 x125. Examples of true emergencies include no heat, temperatures below 50 degrees, or electrical outlets or light switches sparking, or water supply line leaks. Clogged drains, dripping faucets, or broken appliances are NOT emergencies, but will be dealt with promptly when submitted through the portal. In the case of fire, call 911, or a gas leak, call PGW’s emergency number: 215 235 1212

LOCKOUTS - The landlord is not responsible for providing access when a resident is locked out due to the resident’s negligence. If a landlord’s representative can provide access, which is not guaranteed, the charges listed below will be applied to the rental account.

$75.00             Monday-Friday 8:00 A.M. to 4:00 P.M.
$100.00            Saturday and Sunday from 8:00 A.M. to 9:00 P.M.
$100.00           Weekdays between 4:00 P.M. to 9:00 P.M.
$150.00            9:00 P.M. to Midnight
$200.00           Midnight to 8:00 A.M. and legal holidays
